We are proud to announce that our team at OCA has been recognized with the CoStar Power Broker Award for the first quarter of 2025. This award celebrates the top performing brokers.
Winners are selected using key performance metrics — including transaction value and square footage – with only the most impactful, high-value deals receiving this distinction. In addition to the honor, recipients benefit from extensive exposure through CoStar’s product and marketing channels, further highlighting their success across the industry.
We are especially proud to recognize Cheri O’Neil, Co-Founder of OCA, who earned third place in the Office category for her performance in negotiating a 132,981-square-foot office lease for Moffitt Cancer Center – a major achievement in the healthcare real estate space.
Additionally, OCA’s team, comprised of their principals Shane O’Neil & Cheri O’Neil as well as their brokers, Pat McGuire, Ryan O’Neil, and Cody Conti, secured first place in the Retail category. Their success was anchored by the leasing of a 70,305 square-foot transaction for The Chapel Church in Odessa, FL, marking a significant win for both the Landlord and the Tenant.

Vacant Largo Grocery Store Sold to Church

Grace Family Church of North Tampa acquired the former grocery store at 1199 E. Bay Drive in Largo Florida, for $9.5 million, or about $156 per squiare foot, from a private investor. 
The 61,000-square-foot retail building features over 500 parking spots and was vacant at the time of sale.
